Acceptance of terms
Better Build LLC (“Better Build,” “we,” “us”) runs this website to recruit trade crews for repair and renovation work in Toledo and Lucas County, Ohio. By using the site or submitting an application, you agree to these terms. If you don't agree, don't use the site.
Who we are
Better Build LLC is a Toledo, Ohio company. We buy, rehab, and manage homes across the area, and we recruit local trade crews to do the work. Our office is at 2017 W. Sylvania Ave, Toledo, OH. This site is how crews raise their hand and apply.
What this site is
This site tells you how we work and lets you apply. Everything on it — the rates we talk about, how and when we pay, the perks, and language like “the seat is yours” — describes how we generally operate. It is not an offer, a contract, or a guarantee. The actual terms of any work are set separately and in writing for each job.
Eligibility
To apply, you must be at least 18 and legally allowed to work and enter contracts in the United States. For the trades the law requires to be licensed — plumbing, electrical, and HVAC — you confirm you hold the current license your trade requires. We don't require you to carry insurance.
Applications & accuracy
The information you submit must be true, current, and your own. Don't apply on someone else's behalf or make things up — we screen on what you tell us. By submitting, you give us permission to use your information to review your application and contact you. How we handle that information is covered in our Privacy Policy.
Calls and texts
When you give us your phone number and submit an application, you agree that a Better Build crew lead may call you about work at the number you provided. Any phone call from a Better Build crew lead is placed by a person who dials your number by hand — we never use auto-dialers, prerecorded messages, or AI voice for calls. We will only text you if you separately opt in by checking the SMS-consent box on the form — texting is never required to apply. If you opt in to texts, messages may be sent by a person or by an automated system, and only about your application and your work with our crews. We don't send promotional spam, and we never sell or share your information. Message and data rates may apply, and you can opt out anytime by replying STOP to a text or telling us to stop. Opting out of texts won't pull your application on its own — just let us know if you want that removed too.
No guarantee of work; independent contractors
Applying does not create a job, an employment relationship, or any promise of work, an interview, or even a reply. If we do move forward, crews work with Better Build as independent contractors under a separate written agreement — not as employees. Nothing on this site or in your application changes that.
Licensing & certifications
Better Build connects contractors with work; each contractor is solely responsible for holding the trade license(s) and any certifications their work requires — including, where applicable, EPA Lead-Safe (RRP) certification for work that disturbs paint in housing built before 1978. You confirm you hold what your trade and the job require, and you're responsible for keeping it current. Better Build is a recruiter and does not provide or supply these licenses or certifications on your behalf.
Non-discrimination
Better Build engages independent contractors and does not discriminate in selecting or engaging them on the basis of race, color, religion, sex, sexual orientation, gender identity, national origin, age, disability, genetic information, veteran status, or any other characteristic protected by federal, state, or local law.
Acceptable use
Use this site for what it's for: learning about the work and applying. Don't use it to break the law, interfere with how it runs, scrape or harvest data, or abuse the application form.
Our content
The site — its text, logo, photos of our work, and design — belongs to Better Build. Don't copy or reuse it without our permission.
Reviews
Any reviews or quotes from crews are their own experiences. They aren't a promise that your experience, your pay, or the amount of work will be the same.
The site is provided “as is”
We do our best to keep this site accurate and available, but we don't guarantee it's error-free, current, or always up. Use it at your own discretion.
Third-party links
This site may link to third-party websites and services we don't control — for example, map and directions services. We provide those links for convenience and don't endorse or take responsibility for their content, accuracy, or practices. Visiting a third-party site is at your own risk and subject to that site's own terms and privacy policy.
Limitation of liability
To the fullest extent allowed by law, Better Build is not liable for any damages arising out of your use of — or inability to use — this site.
Force majeure
Better Build isn't responsible for any delay or failure to perform caused by events beyond our reasonable control — including acts of God, severe weather, fire, flood, labor shortages, supply-chain disruptions, utility or network outages, or government action.
Indemnification
You agree to cover Better Build against claims, losses, or costs that come from your misuse of the site or from information you submit that isn't true or isn't yours.
Changes to these terms
We may update these terms from time to time. When we do, we'll change the “last updated” date above. Continuing to use the site after a change means you accept the new terms.
Governing law
These terms are governed by the laws of the State of Ohio. Any dispute will be handled in the state or federal courts located in Lucas County, Ohio.
The rest
If any part of these terms is found unenforceable, the rest still stands. Together with our Privacy Policy, this is the whole agreement between you and Better Build about your use of this site.
